First-Time Home Buyer GST Rebate Canada (2026) – Who Qualifies & How It Works

April 4th, 2026: The federal government has officially introduced the First-Time Home Buyer GST Rebate, aimed at reducing the upfront cost of purchasing or building a new home in Canada.

With the legislation now in effect following Royal Assent of Bill C-4, the Canada Revenue Agency (CRA) is able to begin processing rebate claims.

If you’re considering purchasing a new build, this is an important update — and one that could directly impact your total cost and overall affordability.

What is the FTHB GST Rebate?

The First-Time Home Buyer (FTHB) GST/HST Rebate is designed to reduce (or potentially eliminate) the GST payable on a new home purchase.

It applies to buyers who:

  • Purchase a newly constructed home from a builder
  • Build or substantially renovate a home
  • Purchase shares in a co-operative housing corporation

This program is structured similarly to the existing GST New Housing Rebate, but specifically targets first-time buyers and can act as an additional top-up benefit in certain cases.

Key Benefits:

  • Up to 100% of the GST (or federal portion of HST), to a maximum of $50,000, on homes priced up to $1 million
  • Gradual phase-out for homes priced between $1 million and $1.5 million
  • No rebate available for homes priced at $1.5 million or higher
Who qualifies as a first-time home buyer?

To be eligible for the First-Time Home Buyer GST Rebate, you must:

  • Be considered a first-time home buyer
  • Intend to use the home as your primary residence
  • Be purchasing or building a new or substantially renovated home

Eligibility will ultimately be confirmed by the CRA based on your personal tax and ownership history.

Eligibility Timeline:

The rebate applies if:

  • The agreement of purchase and sale is entered into after March 19, 2025 (and before 2031), or
  • Construction or substantial renovation begins before 2031 and is substantially completed before 2036

Eligible buyers typically have two years from possession or completion to submit their claim.

Note: Processing for certain applications (specifically those tied to purchase agreements between March 20, 2025 and May 26, 2025) will begin once CRA system updates are complete.

How This Impacts Your Mortgage

This is where the rebate becomes especially important from a financing perspective.

Depending on how the rebate is applied:

  • It can reduce your effective purchase cost
  • Lower your required down payment or closing costs
  • Improve your overall debt ratios and borrowing capacity

For buyers working within tight qualification ranges, this can make a material difference in what price point is realistically achievable.

Important Considerations:

Eligibility can be impacted by factors such as ownership history, transaction structure, and individual buyer circumstances.

Summary:

This rebate is a meaningful step toward improving affordability for first-time buyers and could create new opportunities in the new construction space. Staying informed will help ensure clients fully benefit from what’s available.
