Navigating Strata, Leaseholds, and Waterfront Living in the Heart of Vancouver.
The False Creek neighbourhood of Vancouver is one of the most unique and wonderful neighbourhoods in the city. A master planned community created in the 1970’s from former industrial lands False Creek contains a great variety of real estate and housing options, and the crown jewel is the international renowned Granville Island and the Public Market.
Life on the Water: Welcome to False Creek

However, buying a home here isn’t just about picking the right view. False Creek is home to some of the most unique—and sometimes complicated—real estate in the city.
From 1970s master-planned leasehold properties to modern luxury high-rises, securing financing in this neighborhood requires a broker who understands the nuances of local property titles. At The Mortgage Professionals, we have the specialized expertise to help you successfully finance your False Creek home.
The False Creek Financing Challenge: Why You Need a Specialist
If you are looking to purchase a property along the south shores of False Creek, you will quickly discover that many homes here are not standard “freehold” properties. A large portion of the area sits on land leased from the City of Vancouver.
Traditional big banks often shy away from, or have very strict rules regarding, leasehold properties and older strata buildings. Here is how our team helps you overcome those hurdles:
- Leasehold Mortgage Experts: We know the difference between prepaid and non-prepaid City of Vancouver leaseholds. We work with the specific lenders who eagerly finance False Creek leaseholds and understand how the remaining years on the lease impact your amortization and approval.
- Strata Document Navigation: False Creek features everything from brand-new concrete towers to older wood-frame buildings. We help you navigate complex strata depreciation reports, special levies, and insurance requirements so your lender approves the building as smoothly as they approve you.
- Unbiased Rate Shopping: Instead of trying to fit you into one bank’s strict criteria, we shop your mortgage across dozens of top-tier lenders to find the most competitive rates and flexible terms for your specific property type.
- Investment Property Strategies: False Creek is highly sought after by renters. If you are purchasing an investment condo, we will help you maximize your borrowing power by utilizing projected rental income.

What is a leasehold property, and why are there so many in False Creek?
In the 1970s, the City of Vancouver developed the south side of False Creek (near Granville Island) on city-owned land. When you buy a leasehold property, you own the physical building/unit, but you are leasing the land it sits on from the city (typically on long-term 60- to 99-year leases). Because you don’t own the land, standard mortgages don’t always apply, which is why specialized leasehold financing is required.
Is it harder to get a mortgage for a False Creek leasehold compared to a freehold condo?
It can be more challenging if you go to a traditional bank that isn’t familiar with the area. Lenders look closely at the “remaining life” of the lease. Most lenders require the lease to extend at least 5 to 15 years past the amortization period of your mortgage. Because we specialize in this area, we know exactly which lenders offer the best rates and terms for City of Vancouver leaseholds.
What is the difference between a prepaid and non-prepaid leasehold?
With a prepaid leasehold, the developer or previous owners have already paid the land lease to the city upfront for the duration of the lease term. These are much easier to finance. With a non-prepaid leasehold, the owner pays a monthly lease fee to the city (in addition to strata fees). Lenders must factor this monthly lease payment into your debt-to-income ratio, which can reduce your overall purchasing power.
Can I use the First-Time Home Buyer (FTHB) exemption in False Creek?
Yes! First-time buyers in False Creek can absolutely take advantage of land transfer tax exemptions and RRSP withdrawals. However, because property prices in False Creek (especially Olympic Village) often exceed the provincial price caps for the Property Transfer Tax exemption, we will help you calculate exactly what rebates or partial exemptions you qualify for based on the purchase price.
Does the age or condition of a False Creek building affect my mortgage?
Yes. Lenders review strata documents to ensure the building is financially healthy. Some older buildings in False Creek may have pending “special levies” (like roof repairs or envelope updates). If a building has significant structural issues or lacks adequate insurance, some lenders may refuse to finance it. We work closely with your realtor to review these documents early in the process to prevent any financing surprises.
